Below are common water, power, and security issues. Follow the instructions to troubleshoot the problem. If it cannot be resolved, proceed with the emergency steps below.


📞 EMERGENCY STEPS

1️⃣ Call the office at 1300 354 834 and leave a message. This ensures your issue is forwarded to the staff member on call and prevents unnecessary call-out fees.

2️⃣ Send a follow-up email (see Time to Contact the Office below). Include:

  • A detailed description of the issue
  • Photos (if applicable)
  • Confirmation if you've turned off the water meter (for plumbing issues)
  • Whether you’ll be home for access

3️⃣ If you have not received a response within 1-2 hours, contact an emergency contractor below.


💧 WATER ISSUES

🚱 No Water 🚱

  • Check the Water Corporation website under Outage & Works, or call 13 13 85 to see if there are any works in your area.
  • If no outage is reported and you haven’t received a response within 1-2 hours, contact an emergency plumber below.

🚿 Major Water Leak 🚿

  • Turn off the water meter at the property.
  • If the meter is in a neighbor’s yard, request access if safe to do so.
  • If no response within 1-2 hours, contact an emergency plumber below.

⚡ POWER ISSUES

🔌 No Power 🔌

  • Check the Western Power website under Faults & Outages, or call 13 13 51.
  • If no outage is reported and you haven’t received a response within 1-2 hours, contact an emergency electrician below.

💡 Power But No Lights 💡

  • Check your switchboard for a tripped RCD (safety switch).
  • If a switch is off, follow these steps:
    1. Turn off all light switches, including external lights.
    2. Reset the tripped RCD at the switchboard.

🔹 If the switch won’t turn back on: Follow Time to Contact the Office steps.
🔹 If it turns back on but trips when switching a light on: Keep the faulty light switched off until an electrician attends.

🔋 Lights But No Power to Power Points🔋 

  • Check your switchboard for a tripped RCD.
  • If a switch is off, follow these steps:
    1. Turn off & unplug all appliances (fridge, washing machine, dishwasher, hot water system, etc.).
    2. Reset the RCD at the switchboard.

🔹 If it turns back on: You likely have a faulty appliance. Plug items back in one by one to find the faulty one. If it’s a landlord-owned appliance, follow Time to Contact the Office steps.
